Paul C. Buchmayer – Managing Partner and Licensed Real Estate Broker – MN
Mr. Buchmayer graduated from St. Cloud State University with a Bachelor of Arts Degree in Business with an emphasis in Commercial Real Estate in 1997. After graduation Mr. Buchmayer started his professional career working for a Minnesota based Real Estate Company and was involved in asset management of this company’s portfolio. In 1998 he started working for a Real Estate Developer located in Minneapolis, Minnesota and his responsibilities included leasing and lease renewals for the entire Minnesota and Iowa portfolio, marketing of the portfolio in Minnesota and Iowa, assisting with marketing activities in Florida, assisting with construction management, financial analysis of prospective properties, and assisting with day-to-day operations of the Commercial and Industrial portfolio. In 2002 Mr. Buchmayer was promoted to Vice President of Commercial Real Estate over-seeing more than 2 million square feet of real estate. Mr. Buchmayer is a Licensed Real Estate Broker in the State of Minnesota and a member of Building Owners and Managers Association (BOMA). As a Licensed Broker he has been responsible for hundreds of new leases and lease renewals, multiply land sales and purchases, and multiply building sales and acquisition brokerage deals. Mr. Buchmayer brings over 27 years of experience in all facets of Commercial and Industrial real estate to Encompass Properties, LLC.
Timothy R. Karel – Managing Partner and Licensed Real Estate Sales Person/Commercial Property Manager
Mr. Karel graduated from St. Cloud University with a Bachelor of Science Degree in Real Estate in 2006. After graduation, Mr. Karel started his professional journey as a Commercial Property Appraiser, preparing reports, assessing property value, data and site analysis, and market research. In 2006 Mr. Karel started working for a Real Estate Developer located in Minneapolis, Minnesota as an Assistant Commercial Property Manager and assisted the Commercial Property Manager in day-to-day operations including tenant relations, vendor communications, tenant buildouts and budget preparations. In 2014 he expanded his responsibilities as this company’s Residential Asset Manager where he managed marketing, leasing, maintenance, budgeting, and capital improvements of a multifamily apartment building. In 2015 he became the Commercial Property Manager overseeing tenant relations and management of multiple commercial and industrial properties representing 1.3 million square feet. He held bottom-line responsibilities for end-to-end property management functions, including tenant relations, facility security and maintenance, and oversight of contracted services and maintained proactive focus on sustaining full occupancy levels. He also interfaced internally and externally with legal and accounting departments as well as third-party vendors. Mr. Karel is a Licensed Real Estate Salesperson in the State of Minnesota and is also a member of Building Owners and Managers Association (BOMA). Mr. Karel brings over 17 years of experience in Residential, Commercial, and Industrial property management to Encompass Properties, LLC.
Paul Kuehn – Vice President Development and Corporate Architect
Mr. Kuehn graduated from the prestigious Pratt Institute of Design with a Bachelor of Architecture Degree and is a Licensed Architect in the states of Minnesota and Florida. He is also a Certified Interior Designer in the State of Minnesota, an American Institute of Architect (AIA) member, a National Council of Architectural Registration Board (NCARB) certificate holder, and a licensed contractor in the State of Minnesota. Prior to graduation from Pratt, he worked as a carpenter and general laborer for a General Contractor and a Masonry Contractor in New Jersey. After graduation from Pratt Institute of Design in 1978 he worked as an apprentice architect for a multi-disciplined architectural firm in Northern New Jersey. In 1983 he relocated to Minnesota and worked as an apprentice architect for a small architectural/project management firm located in Minneapolis specializing in historical restorations. In 1985 Mr. Kuehn started working for a Real Estate Developer located in St. Paul, Minnesota; doing work in Iowa, Minnesota, and Florida. He held many positions with this company and became Senior Vice-President in 1994. He was involved with corporate acquisitions, land development, building design, tenant layouts, construction, and overall management of the residential, commercial, and Industrial real estate portfolio. Mr. Kuehn brings over 42 years of management, construction and real estate development experience to Encompass Properties, LLC.
MAINTENANCE/CONSTRUCTION/SUPPORT TEAM
John Germscheid – Maintenance Director
Mr. Germscheid has over 35 years of experience in the maintenance and construction industry. He has experience in all areas of maintenance required for Residential, Commercial, and Industrial properties. He also has experience in all aspects of Residential and Commercial construction. He holds a 1st Class-C Engineers License and a Type I and II Refrigerate Recovery Certificate.
Crist Bolin – Maintenance Technician
Mr. Bolin has over 40 years of experience in the maintenance industry. He has experience in all aspects of Residential, Commercial, and Industrial maintenance. He holds a Chief-C Engineers License and a Universal Refrigerate Recovery Certificate.
Ken Leivian – Maintenance/Construction Technician
Mr. Leivian has over 15 years of experience in the maintenance and construction industry. He has experience in general maintenance of Residential, Commercial, and Industrial properties. He also has experience in all aspects of Residential, Commercial, and Industrial construction. He also has many years of experience in all aspects of landscaping and operation of equipment.
Jason Petersen – CAD Operator
Mr. Petersen has over 20 years of experience in producing CAD documents for Residential, Commercial, and Industrial projects.
