Paul C. Buchmayer – Managing Partner and Licensed Real Estate Broker (MN)
Paul Buchmayer graduated from St. Cloud State University in 1997 with a Bachelor of Arts degree in Business, with an emphasis in Commercial Real Estate. Following graduation, he began his professional career with a Minnesota-based real estate company, where he was involved in the asset management of the firm’s property portfolio.
In 1998, Mr. Buchmayer joined a Minneapolis-based real estate development firm. His responsibilities included overseeing leasing and lease renewals for the company’s Minnesota and Iowa portfolio, managing regional marketing efforts, supporting marketing initiatives in Florida, assisting with construction management, conducting financial analyses of potential acquisitions, and contributing to the day-to-day operations of the commercial and industrial portfolio.
In 2002, he was promoted to Vice President of Commercial Real Estate, where he managed more than 2 million square feet of property. Mr. Buchmayer is a licensed Real Estate Broker in the State of Minnesota and an active member of the Building Owners and Managers Association (BOMA).
Over the course of his career, Mr. Buchmayer has successfully completed hundreds of new leases and lease renewals, as well as numerous land acquisitions, property sales, and brokerage transactions. He brings more than 27 years of comprehensive experience in all aspects of commercial and industrial real estate to Encompass Properties LLC.
Timothy R. Karel – Managing Partner and Licensed Real Estate Salesperson / Commercial Property Manager
Tim Karel graduated from St. Cloud State University in 2006 with a Bachelor of Science degree in Real Estate. He began his professional journey as a Commercial Property Appraiser, where he was responsible for preparing valuation reports, conducting site and data analyses, and performing detailed market research.
Later that same year, Mr. Karel joined a Minneapolis-based real estate development firm as an Assistant Commercial Property Manager. In this role, he supported the daily operations of the commercial portfolio, including tenant relations, vendor communications, tenant buildouts, and budget preparation.
In 2014, Mr. Karel expanded his responsibilities by serving as the company’s Residential Asset Manager. He oversaw all aspects of multifamily property operations, including leasing, marketing, maintenance, budgeting, and capital improvement planning. A year later, he was promoted to Commercial Property Manager, taking on full management responsibilities for a portfolio of commercial and industrial properties totaling 1.3 million square feet.
As Property Manager, Mr. Karel was accountable for the full scope of property management functions—tenant relations, facility maintenance and security, vendor oversight, and operational budgeting. He worked closely with internal legal and accounting teams, as well as third-party contractors, while maintaining a strong focus on tenant satisfaction and occupancy optimization.
Mr. Karel is a Licensed Real Estate Salesperson in the State of Minnesota and an active member of the Building Owners and Managers Association (BOMA). He brings over 17 years of diverse experience in residential, commercial, and industrial property management to Encompass Properties LLC.
Paul Kuehn – Vice President of Development & Corporate Architect
Paul Kuehn is the Vice President of Development and Corporate Architect at Encompass Properties LLC. He graduated from the prestigious Pratt Institute of Design with a Bachelor of Architecture degree and is a licensed architect in the states of Minnesota and Florida. He is also a Certified Interior Designer in the State of Minnesota, a member of the American Institute of Architects (AIA), a National Council of Architectural Registration Boards (NCARB) certificate holder, and a licensed contractor in the State of Minnesota.
Prior to earning his degree, Mr. Kuehn gained hands-on construction experience working as a carpenter and general laborer for both a general contractor and a masonry contractor in New Jersey. After graduating in 1978, he began his architecture career as an apprentice at a multi-disciplinary firm in Northern New Jersey. In 1983, he relocated to Minnesota and worked for a Minneapolis-based architectural and project management firm specializing in historic restoration.
In 1985, Mr. Kuehn joined a St. Paul-based real estate development firm where he contributed to projects across Minnesota, Iowa, and Florida. Over time, he held several key roles within the company and was promoted to Senior Vice President in 1994. His responsibilities included corporate acquisitions, land development, architectural design, tenant space planning, construction oversight, and overall portfolio management of residential, commercial, and industrial properties.
Mr. Kuehn brings over 42 years of experience in architecture, construction, and real estate development to Encompass Properties LLC.
Beau Buchmayer – Director of Marketing & Leasing
Beau Buchmayer serves as the Director of Marketing and Leasing at Encompass Properties LLC, where he leads strategic initiatives to promote the company’s portfolio and build strong, lasting relationships with prospective tenants. He is responsible for marketing campaigns, tenant outreach, and enhancing brand visibility within the commercial real estate market.
Mr. Buchmayer graduated from the University of Wisconsin–River Falls with a double major in Finance and Marketing. His background blends analytical expertise with creative strategy, allowing him to develop effective marketing approaches while also understanding the financial impact of leasing decisions.
As he begins his career in commercial real estate, Mr. Buchmayer brings a strong educational foundation, a passion for the industry, and a forward-thinking approach to marketing and tenant engagement. He is focused on building experience, growing relationships, and contributing to the continued success of Encompass Properties.
MAINTENANCE/CONSTRUCTION/SUPPORT TEAM
John Germscheid – Maintenance Director
John Germscheid brings more than 35 years of experience in the maintenance and construction industry, with an extensive background across residential, commercial, and industrial properties. He possesses deep technical expertise in both general facility maintenance and large-scale construction support. Mr. Germscheid holds a 1st Class-C Engineer’s License and certifications in Type I and II Refrigerant Recovery. In his role as Maintenance Director, he oversees building systems, ensures code compliance, and maintains the operational integrity and safety of the Encompass Properties portfolio.
Crist Bolin – Maintenance Technician
Crist Bolin offers over 40 years of experience in property maintenance, with a focus on residential, commercial, and industrial facilities. Known for his comprehensive technical knowledge and problem-solving ability, Mr. Bolin excels in both preventative maintenance programs and hands-on troubleshooting. He holds a Chief-C Engineer’s License and a Universal Refrigerant Recovery Certification, enabling him to address complex building systems and contribute to high standards of tenant service and facility performance.
Ken Leivian – Maintenance & Construction Technician
Ken Leivian has over 15 years of experience in property maintenance, construction, and landscaping, serving residential, commercial, and industrial properties. His diverse skill set includes routine and preventive maintenance, structural improvements, equipment operation, and site management. Mr. Leivian’s broad capabilities and strong attention to detail make him an essential part of the operations team, supporting the functionality, appearance, and long-term value of Encompass Properties’ real estate assets.
Ruben Delgado – Maintenance Technician
Ruben Delgado is the newest addition to our maintenance team, bringing five years of hands-on experience in general building maintenance. Known for his strong work ethic and proactive problem-solving skills, Ruben approaches each task with a “can-do” attitude and a commitment to excellence. His background includes maintaining and repairing a variety of building systems, ensuring safety, functionality, and long-term reliability. Ruben’s dedication to quality service and his collaborative spirit make him a valuable asset to both our team and the clients we serve.
Drew Buchmayer – CAD Designer
Drew Buchmayer is a skilled CAD Designer at Encompass Properties LLC, where he supports the team with high-precision drafting and layout planning for a wide range of commercial real estate projects. He brings a strong technical foundation and an eye for detail to every design, contributing to efficient space planning, tenant fit-outs, and property renovations.
He graduated from Dunwoody College of Technology with an associate’s degree in drafting and design, specializing in AutoCAD and other industry-standard design tools. His expertise allows Encompass Properties to visualize projects with accuracy, improve workflow coordination, and ensure quality during the planning and construction phases.
With a passion for clean, functional design and a commitment to supporting the development process from concept to execution, Drew is an integral part of the Encompass Properties team.
